Company Profile
When President Kennedy decided in the early 1960’s that the USA must be first to land a man on the moon, which was achieved in 1968, it took NASA years of preparation involving hundreds of man years, billions of dollars, and one newly created position that led to the immediate launch of a modern profession. Enter the Project Manager.
Today, around the world, large development projects are professionally managed by project managers. Implementation Ltd, a Jamaican-based company, is a leading name in Caribbean project management expertise. The company’s principal, Jeremy Brown, a chartered accountant with 28 years of project management experience, likens their role to that of the conductor in an orchestra. “We ensure that all the instruments needed to perform a symphony are playing to the best of their ability and in harmony with all the other instruments”
As is the case with all its projects, Implementation Ltd takes its first steps with the client’s representatives by developing a project design brief including a pre-feasibility study which outlines the project’s scope, markets, aim, timeframe, budget and financial returns expected by investors. Once approved by the client, Implementation Ltd immediately moves to the next phase, together with the client and project’s architects, of deciding on the design elements. For the project manager and client, the design brief is essential and is a foundation of sorts, it defines the way forward and must guide the project team throughout all aspects and phases of the design process. Implementation Ltd. employs value engineering to ensure that the established parameters are achieved and the client’s needs are satisfied. The process continues during the project in the form of value management.
For all projects, Implementation Ltd coordinates the team of consultants experienced in designing and constructing the bespoke development needed.
For clients seeking equity or loan capital, Implementation Ltd assists the client in the preparation of a financial prospectus. After guiding the design team through the design process, assisting the client to secure the necessary financing and ensuring theproject meets all statutory requirements, Implementation Ltd focuses on the preparation of the construction contract documents. These form the basis for tendering after which a construction contract is awarded to a general contractor.
During the post-contract stage of the project, Implementation Ltd’s role is that of a construction manager. To the layman, a project begins when they see signs of work in progress…fencing and bulldozers clearing the site. But from Implementation Ltd’s perspective, once you see construction in progress, the project is at least 50% complete. Traditionally, it has been the role of architect to oversee and manage the execution of the contractor’s work on site. But more and more this role is falling under the umbrella of the project and construction manager as contract administration becomes more intricate and crucial to the successful outcome of a project.
After construction is complete, Implementation Ltd. oversees the formal handing over of the final product to the client. However, the role does not end with the completion of construction, as there are a myriad of other details to complete – rectification of construction defects and the settlement of a final account with the contractor. At this stage, the accuracy of budgets will finally be determined. Implementation Ltd’s aim is to provide the client with a completed project built on time and to the highest standards of quality available. Implementation Ltd. wants the client to be proud of the end result as it will have a useful life long after our involvement is forgotten. Implementation Ltd. is attuned to the importance of projects achieving their desired financial returns as financially viable projects usually mean success and guarantee further development.
Implementation Ltd, observes that as with all niches in the world, working in the Caribbean presents its own challenges. To be effective, it is important for the project manager to be cognizant of and knowledgeable about the nuances of this niche market. Whilst understanding the idiosyncrasies of the Caribbean marketplace does not necessarily guarantee that a project will go smoothly, it does go a long way towards facilitating a project’s success.
There is no other firm in the Caribbean with more experience and success in handling large construction projects than Implementation Ltd.
